 POLICIES AND CONDITIONS

1. Check-in time is 3:00 PM; check-out time is 11:00 AM. Earlier check-in is permitted only by express agreement of the Redstone Cliffs Lodge (the “Lodge” or “we” or “us”). Guests can contact us by calling 970/963-2691 or by emailing info@redstonecliffs.com.

2. Guests may check-in as late as they wish. An envelope with the guest’s name and a key in it will be left in the mailbox next to the office door.

3. Road Conditions in Colorado are available at cotrip.com. The Lodge cannot and does not represent, warrant or make any guarantees regarding road or weather conditions. Each guest solely bears the risk of not being able to arrive at the Lodge for their stay due to weather, road conditions or other cause beyond the control of the Lodge

4. Smoking (of any kind, including vaping and e-cigarettes) is NOT permitted at any time in any room, on any porch, or otherwise in close proximity to any cabin on the Lodge property. A cleaning fee of $250.00 will be charged for any smoke damage. We ask smokers to consider their fellow guests before lighting up. We do allow smoking in areas where other guests will not be affected by smoking. Smoking is further subject to any restrictions imposed from time to time by governmental authorities, including Pitkin County.

5. Guests are responsible for any damage, loss or wear and tear (in excess of ordinary) to the guest’s room and the Lodge property caused by the guest, his/her guests, family, the guest’s pet(s) and others.

6. No pets are permitted in any room without the express prior agreement of the Lodge. Guests can contact the Lodge by calling 970/963-2691 or by emailing info@redstonecliffs.com. If we agree to permit a pet to stay in a room, a per stay pet fee of $45.00 will be charged for each pet. NO pet may be left in any vehicle in the Lodge’s parking lot at any time. Additional pet-related conditions include:

a. If you will be accompanied by a registered service dog, please let us know when making your reservation and again at check-in. Service dogs are required to wear a service vest at all times while on the property or on the Lodge property.

b. We do not allow dogs belonging to friends and family to enter any room.

c. Pets must be supervised and kept on a leash at all times. You must clean up after your dog.

d. Dogs are not to be left unattended in rooms or cars any time or for any reason. If your dog barks or makes other noises that is disruptive to other guests, or is left unattended and/or causes any other disturbance the Lodge reserves the right to remove your dog at your expense.

e. The Lodge reserves the right to ask you to restrain, cleanup, or otherwise remove your dog from the Lodge property, at any time for any reason at our discretion and your expense.

f. If there is damage or any additional cleaning is required to the room, carpet, duvets, sheets, or other fabrics caused by your dog, then you will be charged for the cost of such additional cleaning or damage repair. Please note minimum charge for carpet cleaning is $150.

g. Dogs must be in good health and up-to-date with vaccinations.

7. MINIMUM STAY REQUIREMENTS

There is two-night minimum stay requirement if a stay includes a Friday or Saturday night.

There is a three-night minimum stay requirement if a stay includes a Friday, Saturday, Sunday or Monday night during any of the following weekends: Memorial Day, Fourth of July and Labor Day

8. CANCELLATION POLICY: If three (3) or fewer rooms have been reserved and notice of a cancellation is received at least seven (7) days before the scheduled check-in date, any deposit paid will be refunded in full. If notice of cancellation in such case is NOT received at least seven (7) days before the scheduled check-in date, the guest will be charged for the FULL AMOUNT of the reserved stay. If four (4) or more rooms have been reserved and notice of a cancellation is received at least twenty-eight (28) days before the scheduled check-in date, any deposit paid will be refunded in full. If notice of cancellation in such case is NOT received at least twenty=eight (28) days before the scheduled check-in date, the guest will be charged for the FULL AMOUNT of the reserved stay.

There are no refunds for early or partial check out.

A confirmation of cancellation is sent to each guest when the Lodge receives notice of a cancellation from that guest.

9. AMENITIES: The use of rooms, facilities, parking, hot tub, gardens, fire pit, garden furniture, grills and all other lodge amenities are for the sole and exclusive use of paying guests staying at the Lodge. If you'd like to bring a friend on to site to use the facilities in any way or to participate in your activities on site, you must first speak to us and obtain prior approval. Unauthorized use will result in an immediate charge to your credit card of $50 per unauthorized person per day. Also, there is a specific maximum number of people permitted to stay in each room. Extra person fee of $25.00 will apply for each person staying in a room over that specified maximum number.

10. NO SHOWS: Any guest who fails to arrive for any reason will be charged for the FULL AMOUNT of the reservation.

11. AUTHORIZATION: In each instance that an additional charge as described above may be added, you authorize and agree that the Lodge may impose the charge against your credit card on file with the Lodge.
